For example, a 3,732 sq.ft. villa built on a 1,925 sq.ft. plot is priced based on the 3,732 sq.ft. saleable area. The quoted amount is calculated from this base, together with the villa's development and infrastructure charge and, where applicable, a preferential-location charge, with 5% GST applied to the total.
Therefore, "from ₹5.48 Cr" is already inclusive of the development and infrastructure charge (₹18.66 L to ₹23.19 L) and 5% GST. It is not a basic price to which these charges are subsequently added. The following costs are outside the quoted figure:
The key variable to consider is the preferential-location charge. East-facing plots attract a PLC equivalent to their infrastructure charge, while an east-facing corner 40 × 63 plot carries double the charge, amounting to ₹46.27 L, taking the upper end of the price range to ₹7.29 Cr. West-facing non-corner plots have no PLC, which is why they establish the "from" prices. Consequently, facing and corner positioning affect the price here and are not simply a vastu consideration.
A milestone-based payment schedule has not yet been published. The clubhouse is documented as measuring 60,000 sq.ft. and includes a duplex and indoor amenities; that is the complete information released about this facility so far. The detailed list of amenities inside the clubhouse, including whether there is a pool, gymnasium, indoor courts, hall or any other facility, has not been published, so none is mentioned here. When the developer releases the official facility schedule, it will be reproduced from the drawing rather than inferred from a rendering.
The 298 Phase 1 plots are made up of several configurations rather than one standard repeating size. The released mix consists of 135 plots at 35 × 55 (67 west facing, 68 east), 59 at 40 × 63 (29 west, 30 east), 30 at 36'9” × 55' (14 west, 16 east), 10 at 41'10” × 63' (6 west, 4 east), and 64 odd plots (31 west, 33 east), where the site boundary prevents a conventional rectangular layout. These irregular plots are worth examining individually: their geometry can sometimes provide a wider garden or longer frontage for the same price.
The internal road network consists of 12 m and 12.19 m primary loops, supported by 9.14 m secondary roads. Rather than positioning the six landscaped parks as residual pockets, the master plan places them along the southern boundary. This concentrates the green space on the side of the community facing the wooded landscape toward Bannerghatta National Park. The 220 kV HT line passing through the land has also been realigned along the same southern boundary, keeping it away from the villa plots.
The entrance is planned as more than simply a security barrier, functioning as a small public-facing zone with an entrance plaza, a dedicated bus bay that allows pick-ups and drop-offs to take place away from the arterial road, and a retail and commercial block.

In practical terms, the location offers a lower-rise outlook and a quieter road environment compared with the more heavily developed stretches further north, while requiring a longer commute toward the central business district. Whether that balance suits you is ultimately a personal decision. It is worth testing the journey by driving the route at the exact time you would normally travel rather than relying only on a distance or commute-time table.
The project is positioned for everyday access to essential destinations. Within convenient reach are ten schools, eight hospitals, six malls and six tech parks, with each destination listed using both driving and cycling times rather than distance alone. The nearest school, Ryan International School, is 3 km away and approximately 8 minutes by car; National Public School (NPS), JP Nagar is 8.3 km away, taking 21 minutes by car and 17 minutes by bike; while Delhi Public School Bengaluru South is 13 km away, requiring about 34 minutes by car and 33 minutes by bike. For metro connectivity, the relevant consideration is which station is operational. The nearest currently running station is 12.5 km away, at Yelachenahalli or Silk Institute on the Green Line. Kalena Agrahara, despite being closer at 6.3 km, has not opened: its 15 August 2026 target was reported as missed by Deccan Herald in July 2026, and it is now expected to open in late August or early September.
Bus connectivity requires a closer examination. Bilavaradahalli Cross, the nearest bus stop, is only 190 m from the main gate, approximately a two-minute walk, but it receives only about fourteen buses a day. For more frequent services toward Majestic, the more useful stops are Bilavaradahalli at 1.5 km and Bannerughatta Circle at 2.3 km; the KIA-14A airport service also starts from Bannerughatta Circle. At the nearest stop, the first bus operates at 5:51 AM and the last at 7:04 PM, with no evening or night service and a gap of more than two hours between 9:59 AM and 12:14 PM. A little farther away, the Bannerghatta Nature Camp is 3 km from the project, Electronic City is 15 km away, approximately 30 minutes by car or bike, and Kempegowda International Airport is 68 km away, taking about two hours by car. The airport distance is significant when planning regular travel: the project is positioned in the southern part of Bangalore, while the airport lies to the north.

Bannerghatta Road is one of the major arterial routes in south Bangalore. It runs south from the city towards Bannerghatta National Park, and the corridor is easier to understand as three distinct stretches along the same road. The inner section is dense, commercial and continuously developed on both sides. The middle section forms the residential belt most commonly associated with "Bannerghatta Road". Beyond the developed edge, the outer stretch becomes more open, with thinner frontage, larger land parcels and increasing tree cover. Nambiar Beverly Park is located on this outer stretch, at Bilwaradahalli.
This location is central to the scale and planning of the project. A contiguous 76-acre parcel is not realistically available along the inner or middle portions of the corridor, whereas larger land parcels remain possible here. The same setting allows the development to provide six landscaped parks along a continuous southern edge, 12 m internal roads instead of only minimum-width roads, and a villa density that allows the streets to retain the character of proper roads.
Two limitations deserve a straightforward mention. There is no dependable price-appreciation figure or rental-yield data specifically for Bilwaradahalli: if another page presents a five-year projection, ask which dataset it uses and what geographic area it covers, because such figures often represent a micro-market several kilometres away. The Pink Line metro timeline remains BMRCL's expectation and has already slipped once, so it should be treated as an expectation rather than a date on which to base a decision.
